Hello, My family owns 71.17 acres of land located in Tabernacle and Woodland Townships in New Jersey. The land has been in my family since 1964 and has been preserved. The land is located in the Pinelands Preservation District and is ideal for hunting, horticulture and recreational use. We are seeking a buyer, as our preference is to sell the land. We received Letters of Interpretations (LOI) from the Pinelands Commission and the land was allocated .75 Pineland Development Credits (3 rights), but the PDCs have been severed from the property. We do still own the certificates which could be sold separately. All 3 Parcels are located in the Pinelands Preservation Area District: LOI #1065 -- issued by Pinelands commission. Block 1805 Lot 1, Tabernacle Twsp, Burlington County, Vincentown Rd 40.80 Acre parcel (25.98 acres wetlands) LOI #1776 -- issued by Pinelands commission. Block 1802 Lot 3, Tabernacle Twsp, Burlington County, Chatsworth Road Block 801, Lot 82, Woodland Twsp, Burlington County, Sooy Place Road 30.37 Acre parcel (27.02 wetlands) Total Wetlands = 53 Total Acres = 71.17 There is standing water year round in the bogs and waterfowl may be present. Structures: There are no structures currently on the land. There once was a log cabin but it burned down back in the 1970's (no remnants remain today). The land is not buildable, you can not build a home. You may be able to build structures if related to horticulture activity; you would need to get approval from the Department of Environmental Protection. Price: The state values the land at $1000 per acre; that's what I'm taxed on. Jay Renwick the Tax Assessor has shown me sales as high as $2000 per acre. Lease: If we are not successful in finding a buyer then we would consider leasing the land. We would want to cover the cost of the property taxes which are currently $1996, which comes to $28/acre. From what I've read that is a very reasonable position. Some said prime hunting in NJ goes from $35 - $75 per acre. Those who have walked the property say there are deer tracks all over the place. So I think it could be considered prime. There is a hunting club located right next door so I think that is a good indication the land would be considered a very good area. Work Arrangement: We would also consider entering into a mutually beneficial arrangement to work the land if a local farmer wanted to grow cranberries or blueberries. Hello all, For the past few years I have been telling myself this will be the year I’ll start duck / waterfowl hunting but never do. A good friend of mine got me into bow hunting back in 2015 letting me buy into his land leases. I am a first generation hunter and live in the Hudson county area but always hunted out West Jersey and work out that way as well. Not asking for anyone to give up any spots but just point me in a area. Just bought waders so I’ll be doing the leg work. I have read from on here about the millstone river. Think I found a spot just south of six mile run state park but not really sure of the rules and regs. I do not have a boat. Saving for some decoys but have waders, shotgun and shells. Any help with anything waterfowl is much appreciated! Thank you again in advance

Just wondering how many are involved in taking the next generation hunting and teaching them about the outdoors? I don't mean just telling them about it. . .I mean actually partnering with them and helping them be successful in any type of hunting?

SO my 10 year old daughter asked me over the weekend when she could start shooting a crossbow to go hunting with me? (what took so long) I said as soon as we can find one for you!!! Thus my search begins..... Any recommendations for a crossbow for her?? She has fired my tenpoint stealth, but it is a little big for her If I get something with Acudraw(which I think is now down to 5 lbs to pull), is it still legal to hunt NJ? I have a big blind and also a shooting tripod, so that side is taken care of, but I guess I will be looking for some youth size camo if anyone has any they are looking to move along. Thanks for any suggestions and ideas.

I sat with my buddy and filmed him Rattle in and Take this nice 8pt at 20 yards. While we were setting up I made 2 mock scrapes and had Hot doe lure on my boots, walked to the wood line and back and the buck came out followed it on a string! Congrats to my buddy Ray for a great shot and nice buck!

So, i got a Winchester SXP Black Shadow Deer gun a couple weeks ago. Due to Murphy's new laws for private transfers, i had to meet the guy at a dealer. FBI delayed me! But the next day, after hours upon hours of anxiety, i was cleared. I go in to puck it up today. This is my first ever slug gun, in excited to start testing different brands of ammo and see how this thing shoots. If anyone on here had or has a Winchester sxp, i would love to hear from you. My plan is to get a barrel for turkey season sand switch out barrels as needed. Hopefully this 12 guage is the only one I'll need for a while.
