Leaking roof….will homeowners insurance cover it??

Yesterday’s storm left us with a leaky roof.
 

30 yr Timberline Shingles are 15 yrs through their life. Went into attic and looks like it may be coming from a vent/flashing. 

Our policy reads it covers sudden damage but it may have been an issue and we never noticed it til we saw it leaking thru a Sheetrock nail in the ceiling yesterday. 
 

anyone in the insurance or roofing business ever have to deal with homeowners insurance to cover a leaky roof?

We dealt with that once.  Insurance doesn't cover the cost of the roof repair but any interior damage caused by a one time storm event should be covered.  So your claim is, wind driven rain from the hurricane pushed water up under the flashing and caused interior damage.

If the roofer determines its any sort of weather related damage,  they will advise you to contact your insurance so they can verify.  Then once they do that you hire the roofer of your choice, a check will be either sent to you or the roofer minus your deductible. 

I had my entire roof replaced under insurance,  it was $25,000 that insurance paid for, I was extremely happy with the professional work and clean up.  I had it done this past May.

Food for thought, roofers for the most part use GAF shingles,  those roofers certified by GAF give added benefits as added warranty,  and transferred that warranty upon selling your home to the new owner

Went up there and found nail holes!!  Why would a roofer have to caulk so many nail holes??!!  The second story was an addition done by a different roofer and there are no nail holes up there!!  I caulked the ones that I think were leaking w fast cure B5200 (white marine grade caulk).  Insurance probably ain’t guna cover this crap!!

Kidding aside, do you have an attic crawl space, did you go up there and check for wet/water stained roof rafters and floor joists.I recommend you do this on all flashing.

For a 30 year roof that roof looks extremely weathered. Nail pops do happen(a couple,not double digits) but if those are all nail pops then the roofer wasa tard and not very good. If its the pipe flashing, dont use tar, thats for amateurs.Pipe flashings are an easy fix. Insurance may cover it however you rate increase may be more than its worth claiming. If the shingles were installed improperly not likely to be covered by warranty or insurance
