I am already here...  It's a brutal commute if you work to the East, an most of the deer have been shot-off, and nearly impossible to even see a mature buck in Sussex County.  

I recommend Passaic County - I hear zone 3 is best hunting in the state.

Sussex has the best Hunting Fishing Trapping and snowmobiling the state. It also has many acres of federal and state lands for hiking, camping and other outdoor activities. It has plush farmlands, majestic mountains and Tall timber. And most importantly it’s not overpopulated compared to much of the state.

Worst hunting and fishing by far...   And compared to 30 years ago - extremely over-populated.     2 Hour commute to Manhattan, on average

in all seriousness, this is NOT the place to be buying and flipping. I bought my home here on 8.35 acres in 2002, and will be luck to get 20% more than I invested in it.   When I bought my first home in Summit, in late 1995, I paid 235K and didn't have two nickels to rub together. After I "flipped" that home in 2002 for 470K.   That is a 100% return in just over 6 years.         

When it comes to investing - all roads lead to NYC and Sussex County is NOT the ideal commute (trust me I am doing it)

No worries...No one even knows we exist over here.  I've given up telling people I live in Bethlehem because they immediately say "Pennsylvania?"  Now I just say, "just outside of Hampton."  My wife grew up in Sussex but likes it much better here-it literally is the best of both worlds.  I could safely shoot skeet off of my back porch if I wanted to, but the grocery store and I-78 are only about 15 minutes away.

I got a shotgun a rifle and a four wheel drive and a country boy can survive
