Grass seed?

Fall is the warmest soil conditions in combination with cooler (not scorching summer) air temps and definitely the best time to seed. Sandy soil is a pain for sure, especially if you have a yard of pine trees and needles. I'm in a mix of oaks fortunately with pines in the woods but not on the lawn. The guy I bought my house from was a landscaper, he definitely put a lot into getting a nice lawn. Topsoiled the entire property, and was straight up religious with maintaining his lawn.  I've tried my best to stay on top of it and continue. My reno definitely damaged the hell out of my front lawn, so I have some work this spring and next fall to get it back on track.

Thanks ​for the info guys, I'll look into fescue. I didn't realize that it was better to seed in the fall, but I have to do it in the spring because it's a high traffic area from dogs.

 

You could frost seed the grass seed just like frost seeding clover in a food plot

What is frost seeding?

Frost seeding is planting seed when the temperatures at night are hitting the freezing mark and temps warming up during the day. The constant freeze and thaw expands and contracts the soil. The seed literally gets sucked into the ground. I overseed my clover plots by frost seeding every year. 

The grass will be off and running when the temps warm up and the seed germinates
